Crescent Lenders, a Los Angeles-based hard money lender recently funded an $800K first trust deed hard money loan on a short-term rental property in Palm Springs, California.

Located in Rancho Mirage, the newly remodeled single-family residence, valued at $1.4 million, has a 2,500 square foot home that sits on a 14,800 square foot lot with 3 bedrooms and 2 bathrooms.

The borrower originally purchased the subject property in January 2024 for $855,000, with Crescent Lenders providing the acquisition financing. 

Following the purchase, the borrower completed a comprehensive $400,000 remodel, bringing the estimated current market value up to $1.4 million. 

The property is now owned free and clear, generating strong rental income and performing well as a short-term rental.

The borrower requested $1.0 million in cash-out financing on the property to fund the purchase of another investment property in Cottonwood, Utah. 

The finalized loan structure was as follows:

  • An $800,000 first trust deed, funded by Crescent Lenders
  • And a $200,000 second trust deed, funded by one of our Crescent Lenders team members.

The $800,000 first trust deed investment was recommended based on the following factors:

  1. Strong Equity: Combined loan-to-value (CLTV) is under 60%, providing substantial security in the event of a default. 
  2. Proven Borrower: The borrower has successfully repaid three prior loans with Crescent Lenders, demonstrating a proven track record.
  3. Experienced Investor: The investor continues to show the ability to execute on profitable real estate projects.
  4. Solid Exit Strategy: For repayment, the loan will either be refinanced into a traditional bank loan or the borrower will sell an existing property they own. 

Overall, this transaction represented a low-risk, high-reward investment opportunity for our investors, as it involves a quality property secured by a low LTV, an experienced borrower, and features both a solid exit strategy and a fallback option.
