In addition to the first trust deed, a $277,500 second trust deed was funded by a Crescent Lenders team member, underscoring our confidence in the deal's strength and the borrower’s ability to execute.

The combination of square footage, lot size, and location made this deal highly sought by various California real estate investors.

The terms of the first trust deed included a 10% interest-only rate, a 12-month loan duration, and a 3-month prepayment penalty, providing the borrower with the short-term liquidity needed to secure the property.

The borrower contributed a 15% down payment ($202,500) to complete the transaction and plans to remodel the property and then exit the loan by:

  • Listing it for resale at a higher value (supported by local comps), or 
  • Refinance into a traditional bank loan and hold the property long term

Crescent Lenders has funded three prior hard money loans for this borrower, all of which were repaid on schedule and executed to plan.
